Our Services
Appeals
- Unsuccessful planning applications can be the subject of an appeal; however, it is essential to understand why the application was unsuccessful in the first place. This ensures the best chance of success.
- Planning Management has wide-ranging expertise in planning inspectorate appeals and drafting grounds of appeal statements.
- We are also able to undertake appeals to challenge planning enforcement notices – Please contact us for assistance.
Applications
- Before you start your project you will need to establish whether it requires planning permission. If it does then you will need to make a planning application. Speak with us before you do anything. As an RTPI chartered planner we will be able to help you make the right decisions from the very beginning.
- The risks of submitting inadequate or inappropriate planning applications without the right supporting information, adequate justification or unsuitable designs can have a dramatic impact on projects..
Pre-application Service
It can be beneficial to engage in pre-application discussions with a Local Authority to gain an informal view of how a proposal may be received. There are many benefits to seeking pre-application advice as well as potentially saving you money in abortive professional fees including:
- Speeding up decision-making;
- Confirming the information required within an application;
- Identifying problems and issues at an early stage, potentially reducing the risk of wasted applications or refusal, and reducing queries during the application process; and
- Confirmation of the Local Authorities ‘in principle’ view of a proposal.
We can assess your proposal and represent you in any pre-application discussions.
Development Appraisal
- Planning Management provides an impartial and honest appraisal service to establish development potential of a site. This includes researching the planning history of a site, scrutinising any previous planning decisions and evaluating the relevant planning policies.
- Once the appraisal has been undertaken, we can then discuss the potential and provide you with a realistic and clear strategy to achieve the site’s planning potential.
Enforcement
- Planning Management can help you work with the Local Planning Authority and advise of your next steps to remedy a breach of planning control.
- We can do this by submitting retrospective planning applications as well as negotiating with the Local Planning Authority on your behalf.
- As an experienced planning consultant, we can provide you with expert help and knowledge with Planning Enforcement Notices. We can quickly review and assist in their validity, advise on any non-compliance, assess the options before appealing, and represent you in an appeal, at a hearing, or an inquiry.
Statements
- Planning Statements and justifications give the best chance of obtaining permission for your development. They justify and summarise a scheme and the relevant policies far better than simple drawings.
- As part of the process, we would advise of any further supporting information required.
- All statements are prepared by an experienced RTPI Planning Cons
- It is an applicant’s opportunity to justify the scheme, rather than simply assume that the Councils Planning Department will agree with them. We submit statements across a wide range of sectors including domestic, residential, commercial, retail, leisure and mixed use.
Statements include but are not limited to:
- Planning Statements
- Design and Access Statements
- Householder Planning Statements
- Heritage Impact Statements
- Green Belt Planning Justification Statement
- Sequential Tests
- Statement of Case for Planning Appeals
- Cost Rebuttal Statement for planning Appeals
Representation
- Planning Management can make representations on your behalf (to object or support) in respect of other planning applications or on the Local Development Plan for the area.
- We can also speak at Planning Committee on your behalf in support of your application.
